Pest control pricing in 2026: contract vs. one-time, residential vs. commercial
Pest control pricing varies more than almost any other home service — and that creates room for both deals and rip-offs. The framework below cuts through the noise. We'll tell you what each pricing model includes and when to choose contract vs. one-time service.
Initial pest treatment: $150–$400
First visit covers perimeter spray, interior treatment, and inspection. Almost all pro pest control starts here. Lower end is generic perimeter; higher end is full IPM (Integrated Pest Management) inspection plus exclusion recommendations.
Quarterly contract: $40–$120 per quarter
Four visits per year, perimeter and follow-up treatments, free emergency re-service for covered pests. Most cost-effective option for ongoing protection in moderate-to-heavy pest pressure areas. Common contract pests: ants, spiders, roaches, occasional invaders (NOT termites, bed bugs, wildlife — those are separate).
Monthly contract: $50–$150 per month
Reserved for severe pressure (Florida, coastal Texas) or commercial. Often includes mosquito treatments during season. Most homes don't need monthly.
Specialty add-ons (separate from base contract)
Termite bond: $200–$400/yr. Mosquito monthly: $60–$100/visit. Rodent monitoring: $40–$80/visit. Bed bug: $500–$2,500 (one-time, not contract). Wildlife: per-job pricing.
Commercial pest accounts: $50–$300+ per visit
Restaurants, food service, hospitality — different regulatory regime (FDA, USDA inspection support), often monthly or weekly visits, detailed documentation. Far more expensive but also covered by commercial insurance and required for many business licenses.
Get three quotes for any contract. Compare what's covered, frequency, and re-service policy — not just price. The cheapest quarterly contract that excludes termite or mosquito treatment isn't cheaper than a slightly higher quote that covers more.
